About Ohoka Estate

Ohoka Estate is being developed by Carter Group, which has successfully developed Hyde Park (Avonhead) and Regents Park (Casebrook) subdivisions in Christchurch, IPort Business Park in Rolleston and The Crossing retail development in central Christchurch.

Ohoka Estate will maintain the unique, rural character of Ohoka. In keeping with the local environment, this high-end development will include rural style roads, fencing and large-scale tree plantings.

The proposed development will enhance the quality and ecology of existing waterways, including Ohoka Stream, throughout the site. Local walkways and cycleways will also be embraced and connected throughout the development and will link to the existing village.

Need for housing

Greater Christchurch is experiencing a significant housing crisis with a desperate shortage of new residential sections and housing opportunities. There is an urgent need for more land, with housing demand currently outstripping supply and limited land available for new builds, leading to increasing and unaffordable house prices.

Christchurch City has a large amount of residential housing potential around the central city and Selwyn District currently has private plan changes that are intended to provide up to 12,000 new residential sections. It’s important that Waimakariri also creates opportunities for housing for new and current residents.

Council application and consultation

We have applied to the Waimakariri District Council for a plan change to rezone rural land that covers approximately 156 hectares extending south-west from Mill Road, in between Bradleys Road and Whites Road.

We want to hear from the local Ohoka community and get your feedback on the proposed subdivision, both positive and negative, to ensure the community’s wishes are taken into account in the development plans.

Ohoka Estate is still in the early stages of the re-zoning process and there will be opportunities for the wider community to provide feedback and suggestions on the proposed development.

Ohoka community

Ohoka is one of Canterbury's most sought-after locations, just ten minutes from nearby Rangiora and Kaiapoi, and with the new northern corridor motorway, it’s only approximately 20 minutes from the Christchurch CBD. 

The rural historic village was first settled in the 1850s as a mill town. Today it has become a popular lifestyle destination, featuring architecturally designed homes and views to the Southern Alps.  

Ohoka has a thriving local community, including a weekly farmers market and local primary school. It’s also just down the road from Mandeville Village, which features a supermarket, a cafe/bar and several restaurants.

Ohoka Farmers Market

Ohoka is home to the popular Ohoka Farmers Market – rated as one of the top farmers’ markets in New Zealand.

The food market supports local, seasonal, independent, eco-agriculture from across the Waimakariri District and beyond. Every Friday – rain or shine – more than 50 growers and food artisans gather at the Ohoka Domain to sell their produce.

There is potential for the Ohoka Estate development to include additional parking facilities for the market (across Whites Road), which is currently an important issue for market-goers.

Ohoka Domain

The Ohoka Domain is a key feature of the local community featuring a park, playground, bike track, tennis courts and the Ohoka Domain Pavilion, which can be hired for meetings, small functions and other events.

The Domain is also the location of the historic Ohoka Gatekeeper’s Lodge, a category-two listed building with Heritage New Zealand. The lodge was built in 1870 and was originally part of the Ohoka Homestead on Whites Road. Ohoka Estate will provide a much-needed connection to the Ohoka Domain and its amenities.

Ohoka Bush is also part of the Domain, a native planting area near the Ohoka Stream. It features meandering walking paths and seats overlooking the beautiful and peaceful greenery.
